It's nice to see that the developer wants the state to pick up much of the tab on the road improvements. For a minute, I thought the taxpayers were going to have to pay for the road improvements. As long as the state is paying for it with their money, it should not be an issue.
Let me share a quote with you that I read in the newspaper a few weeks back. It is from Nancy Sarley, who is the president of the Manheim Central school board......"government does not have any money. It all belongs to the tax payers".......

Actually since most of the citizens seem to feel their quality of life is being destroyed for a very few people to make a buck...nope, not in this case.

Capitalism IS a good thing.

Inappropriate government subsidies for private business that has the resources to afford their own project has NOTHING to do with capitalism.

That's correct ... it has something to do with cronyism and socialism.

Yes the property has been Zoned industrial for a long time. So, yes an asphalt plant, trucking terminal, etc would be allowed without requireing any zoning change or hearing. High could have done another industrial park , but that would compete with their own Greenfield industrial park. So as to cost of sewer or water infrastructure, it would be the same for either use.

The retail use will cost taxpayers more for policing,i.e. accidents and shoplifting, and so one can figure another 2 officers and at least another police car will be required.

Also note that there is an abundance of industrial land available but no takers!!

The stockyards, former lancaster malleable site, this tract, Armstrong have all been sitting vacant. Look how long the former Alcoa site sat vacant before it became Red Rose Commons( granted there were pollution issues with lagoons full of chromium>)

Also, there are industrial sites available as KOZ's ( former Raymark site) which make them more advantageous than sites without the tax forgiveness incentives.
I really don't think this project will be seen as a finshed project for 5-10 years.

Unless Gib Armstrong really pulls some strings to get PennDot to Fast track the Harrisburg pike/rte 30 intersection, It'll be a couple of years just for Penndot to do the Plans.

Which politician, Joe Pitts? guaranteed $20 million for the Intersection reconstruction? Is that supposed to be federal or state dollars?
And yes, High can't invest his own money in the hotel /convention center, but can come up with the cash for this project. And Yes, it will compete with the center city merchants. But just remember that it does back up to the proposed relocation of the norfolk southern Freight yard, how's that for a lifestyle!
