I am confused. We have Ag Holding Zones in East Hempfield.
My understanding is they are all designated for future development. Nothing is preserved.

For example, the big Independence fiasco that was planned near State Road a while back would have occurred on all Ag Holding land. All you need is some developer to come in a try to rezone it as residential and poof it is gone. It really gets crazy when they want to introduce higher density developments. Some say that it saves the land, but all it really does is develop it all anyway, with higher density in those areas and a greater profit to the developer.

Now if some developer were able to do this and produce affordable housing with lower taxes, that would be believable.

How much cheaper and how much lower are housing and taxes really in those 'neighborhood development overlay' zones than the surrounding areas? Anyone live in those areas? Was your house a lot cheaper than those 1/4 acre lots and are your taxes really that much lower?

Just wondering...
